Miami was the strongest major metropolitan single-family market in Florida doubling the statewide increase of only 28 percent.  The sales of existing condominiums in the Miami MSA increased by 19 percent compared to the same period last year. Este é um momento especialmente favorável para tomar esse passo.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Estes são os 6 passos mais importantes que deve considerar a fim de fazer um bom investimento imobiliário: &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;- Decidir a área (ou áreas) onde você gostaria de comprar&lt;br /&gt;- Se você prefere casa ou apartamento&lt;br /&gt;- Se o imóvel será utilizado exclusivamente para investimento ou como uma segunda casa&lt;br /&gt;- Tamanho da propriedade (número de dormitórios, banheiros, sala, etc.)&lt;br /&gt;- Preço que está disposto a pagar e as informações necessárias para a obtenção de um empréstimo&lt;br /&gt;- Escolha de um profissional para representá-lo&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;1. Decidir a área onde você gostaria de comprar&lt;/span&gt;.&lt;br /&gt;&lt;br /&gt;Esta é uma pergunta muito óbvia, porem é interessante ver como muitas pessoas, mesmo após visitar o sul da Flórida em numerosas ocasiões, não&lt;br /&gt;sabem exatamente onde querem comprar.&lt;br /&gt;&lt;br /&gt;Se houver qualquer dúvida quanto à localização onde pretende-se investir é importante pensar sobre o seu estilo de vida: 1) Se você gosta de um ambiente urbano onde não é necessário ter um veículo de transporte ou 2)  Se você prefere um lugar mais sossegado, com amplos espaços verdes, mas longe dos shopping centers, etc., maso nde é necessário ter um veículo de transporte.&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;2. Casa ou apartamento? &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Existe uma grande diferença entre comprar uma casa (single family home) ou um apartamento, e a diferença mais importante tem a ver com o financiamento.  Os apartamentos na área de Miami, por exemplo, são na sua maioria construções novas, que são mais difíceis de financiamento de acordo com os novos requisitos bancários. É verdade que estes apartamentos podem revelar-se excelentes oportunidades de compra (muitos condomínios foram recuperados pelos bancos), mas é muito provável que o pagamento seja a vista.&lt;br /&gt;&lt;br /&gt;Isso não é incomum, dado que estes apartamentos foram vendidos a um preço muito alto 2 ou 3 anos atrás durante o “boom” habitacional na cidade, e agora vale até 50% menos. É natural pensar que os bancos não querem ter mais risco de perdas. Além disso, existe uma grande discrepância entre a oferta e a procura, e muitas unidades estão vacias, o que representa uma grande oportunidade para comprar com um grande desconto, se o dinheiro está disponível para a compra e você está considerando um investimento para os próximos 5-10 anos.&lt;br /&gt;&lt;br /&gt;Comprar uma casa é mais flexível quando se trata de financiamento. O pago inicial para comprar uma casa é de 30% - 40% do preço de venda. O empréstimo dependerá da solvência financeira do comprador e da  capacidade “real” de fazer os pagamentos. Este processo pode demorar entre 45 e 60 dias (no máximo) para a aprovação final do empréstimo, uma vez que a oferta para a compra seja aceita.&lt;br /&gt;&lt;br /&gt;Dependendo da área, tanto as casas como os apartamentos,podem ser alugados com relativa facilidade, muitas vezes permitindo que o investimento se “auto-financie” (o que não acontecia ha 2 ou 3 anos atrás).&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;3. Investimento ou segunda casa? &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Isso dependerá do seu estilo de vida. Se pensa viajar com freqüência para Miami (Dade County) ou Broward County, por exemplo, e constantemente precisa de um lugar para ficar,  ter uma segunda casa pode ser muito conveniente.&lt;br /&gt;&lt;br /&gt;Se você não viaja com muita frequência, apenas uma ou duas vezes por ano, então investir em uma propriedade que pode ser alugada é uma excelente escolha. Por outro lado, se você pretende comprar várias propriedades (talvez um pequeno edifício), o mix de opções é interessante. Tudo dependerá dos objetivos que tiver para seu investimento e seu estilo de vida.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;4.Size do imóvel que pretende comprar. &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Este é outro ponto que está diretamente ligado à questão anterior: Estilo de vida e metas economicas. Esta es la pregunta clásica que más he escuchado a lo largo de mi carrera como agente inmobiliario &lt;span lang="es-ES"&gt;y &lt;/span&gt;&lt;span lang="es-ES"&gt;&lt;i&gt;Realtor&lt;/i&gt;&lt;/span&gt; en la ciudad de Miami, y sin duda la más importante.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:georgia;"&gt;&lt;span style="font-size:85%;"&gt;Antes que nada es importante recordar que comprar una propiedad en los Estados Unidos siempre ha sido relativamente sencillo - si comparado a otros países en el mundo; &lt;span lang="es-ES"&gt;así que si e&lt;/span&gt;stá&lt;span lang="es-ES"&gt;s&lt;/span&gt; pensando en una inversión inmobiliaria en los Estados Unidos, ¡Enhorabuena! Decidir el área donde &lt;/b&gt;&lt;/span&gt;&lt;span lang="es-ES"&gt;&lt;b&gt;t&lt;/b&gt;&lt;/span&gt;&lt;span lang="es-ES"&gt;&lt;b&gt;e gustaría comprar. &lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:georgia;"&gt;&lt;span style="font-size:85%;"&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;Esta es una pregunta muy obvia, sin embargo es interesante ver como muchas personas, aún habiendo visitado el sur de la Florida en innumerables ocasiones, no saben exactamente dónde &lt;/span&gt;&lt;/span&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;quieren &lt;/span&gt;&lt;/span&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;comprar. &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:georgia;"&gt;&lt;span style="font-size:85%;"&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;De existir alguna duda con relación a la localización donde se quiere invertir es importante tomar en consideración el estilo de vida que le gusta llevar; si se siente bien en un ambiente muy urbano, donde no necesite depender de un vehículo para transportarse, o si prefiere un lugar más tranquilo, con áreas verdes amplias pero un poco alejado de centro&lt;/span&gt;&lt;/span&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;s&lt;/span&gt;&lt;/span&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt; comerciales, donde la dependencia de un transporte propio es prácticamente imprescindible.&lt;/span&gt;&lt;/span&gt;&lt;b&gt; &lt;/b&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;b&gt;&lt;span style="font-family:georgia;font-size:85%;"&gt;2. ¿Casa o apartamento?&lt;/span&gt;&lt;/b&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:georgia;font-size:85%;"&gt;Existe una gran diferencia entre la compra de una casa (&lt;span style="FONT-STYLE: italic"&gt;single family&lt;/span&gt; &lt;span style="FONT-STYLE: italic"&gt;home&lt;/span&gt;) y la de un apartamento, y la diferencia más marcada tiene que ver con el financiamiento. Los apartamentos en el área de Miami, por ejemplo, que en su gran mayoría son construcciones nuevas, &lt;span lang="es-ES"&gt;son más&lt;/span&gt; &lt;span lang="es-ES"&gt;difíciles&lt;/span&gt; de financiar &lt;span lang="es-ES"&gt;según&lt;/span&gt; los nuevos &lt;span lang="es-ES"&gt;requisitos&lt;/span&gt; bancarios. &lt;span lang="es-ES"&gt;Es cierto que sí se&lt;/span&gt; pueden conseguir excelentes oportunidades (muchos condominios han sido &lt;span lang="es-ES"&gt;reposeidos&lt;/span&gt; por los bancos), pero es necesario tener dinero en efectivo para &lt;span lang="es-ES"&gt;estas &lt;/span&gt;compra&lt;span lang="es-ES"&gt;s.&lt;/span&gt; &lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:georgia;font-size:85%;"&gt;Esto no es inusual si pensamos que estos apartamentos se vendieron a un precio “pico” hace 2 ó 3 años, durante el auge inmobiliario en la ciudad, y ahora valen &lt;span lang="es-ES"&gt;hasta un 50% menos. Es normal pensar que los bancos no quieren arriesgar el tener más pérdidas.&lt;/span&gt; Existe una gran discrepancia entre la oferta y la demanda, y muchas unidades están vacías, &lt;span lang="es-ES"&gt;lo que representa u&lt;/span&gt;na gran oportunidad de compra para el que dispone de dinero en efectivo y está pensando en una inversión a mediano &lt;span lang="es-ES"&gt;o largo &lt;/span&gt;plazo.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:georgia;font-size:85%;"&gt;La compra de una casa es más flexible en lo que se refiere a financiamiento. El pago inicial necesario para comprar una casa oscila entre un 30% - 40% del precio total de la misma. El financiamiento dependerá de la solvencia económica de la persona, de su habilidad real en poder hacer los pagos. Este proceso pudiera llevar entre &lt;span lang="es-ES"&gt;45 y&lt;/span&gt; 60 días &lt;span lang="es-ES"&gt;(máximo) &lt;/span&gt;para &lt;span lang="es-ES"&gt;la &lt;/span&gt;aprobación final del préstamo una vez &lt;span lang="es-ES"&gt;la&lt;/span&gt; oferta de compra sea aceptada.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:georgia;"&gt;&lt;span style="font-size:85%;"&gt;Dependiendo de la zona donde se compre, &lt;span lang="es-ES"&gt;tanto &lt;/span&gt;las casas &lt;span lang="es-ES"&gt;como &lt;/span&gt;los apartamentos, pueden alquilarse con relativa facilidad, &lt;span lang="es-ES"&gt;muchas veces permitiendo que &lt;/span&gt;su inversión se auto financie &lt;span lang="es-ES"&gt;(lo que no ocurría hace 2 ó 3 años atrás).&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;b&gt;&lt;span style="font-family:georgia;font-size:85%;"&gt;3. ¿Inversión o segunda residencia?&lt;/span&gt;&lt;/b&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:georgia;font-size:85%;"&gt;Esto dependerá &lt;span lang="es-ES"&gt;d&lt;/span&gt;el estilo de vida que quiera llevar. Si viaja con frecuencia a Miami (Dade County) o Broward County, por ejemplo, y &lt;span lang="es-ES"&gt;constantemente &lt;/span&gt;necesita un lugar para hospedarse, tener una segunda casa pudiera resultar muy conveniente.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:georgia;font-size:85%;"&gt;Si no viaja con mucha frecuencia, solo una o dos veces por año, entonces invertir en una propiedad que se pueda alquilar es una excelente opción. Por otro lado, si piensa comprar varias propiedades (a lo mejor un pequeño edificio), la mezcla de varias opciones es interesante. Todo dependerá de su objetivo económico y su estilo de vida.&lt;/span&gt;&lt;b&gt;&lt;span style="font-family:georgia;font-size:85%;"&gt;&lt;br /&gt;&lt;br /&gt;4. Tamaño de la propiedad que quiere comprar.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/b&gt;&lt;span style="font-family:georgia;font-size:85%;"&gt;Est&lt;span lang="es-ES"&gt;e es otro punto que&lt;/span&gt; está directamente ligado a la pregunta anterior: Estilo de vida y objetivo económico. No cabe duda que es siempre una mejor inversión comprar una propiedad con un mínimo de 2 habitaciones y 1 baño y medio o dos baños; y que es más ventajoso comprar una propiedad m&lt;span lang="es-ES"&gt;as economica&lt;/span&gt; en un lugar &lt;span lang="es-ES"&gt;de mucha demanda&lt;/span&gt;, que una ma&lt;span lang="es-ES"&gt;s cara&lt;/span&gt; en un lugar menos &lt;span lang="es-ES"&gt;codiciado&lt;/span&gt;. Como sabemos, la localización sí hace la diferencia.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;span style="font-family:georgia;"&gt;&lt;span style="font-size:85%;"&gt;&lt;b&gt;5. Precio que está dispuesto a pagar &lt;span lang="es-ES"&gt;e información necesaria para conseguir un préstamo.&lt;/span&gt;&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;Es vital saber exactamente el máximo disponible que se quiere o se puede pagar y ser realista. &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:georgia;font-size:85%;"&gt;El mercado actual ofrece ventajas para una excelente inversión en todas las categorías de precio.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;b&gt;&lt;span lang="es-ES"   style="font-family:georgia;font-size:85%;"&gt;A continuación se detalla la información básica que le pedirá el prestamista para poder aprobar su financiamiento:&lt;/span&gt;&lt;/b&gt;&lt;span style="font-family:georgia;font-size:85%;"&gt;&lt;br /&gt;&lt;/p&gt;&lt;/span&gt;&lt;p id="page"&gt;&lt;div dir="ltr" id="content"&gt;&lt;div dir="ltr" id="area1"&gt;&lt;div dir="ltr" id="artwbox"&gt;&lt;p style="BORDER-BOTTOM: medium none; bancarias, de negocios y de&lt;/span&gt; importación / exportación &lt;span lang="es-ES"&gt;del&lt;/span&gt;&lt;strong&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt; país donde vive.&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="font-family:georgia;"&gt;&lt;span style="font-size:85%;"&gt;&lt;strong&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;b) Número de cuenta (o cuentas)&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span style="FONT-WEIGHT: normal"&gt; &lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;bancaria &lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span style="FONT-WEIGHT: normal"&gt;en &lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;los Estados Unidos, fecha de apertura de la misma, balances recientes, etc.&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="font-family:georgia;"&gt;&lt;span style="font-size:85%;"&gt;&lt;strong&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;c) &lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span style="FONT-WEIGHT: normal"&gt;Documentos de identificación &lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;personal tales como copia del pasaporte con su visa para para entrar a los Estados Unidos.&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="font-family:georgia;"&gt;&lt;span style="font-size:85%;"&gt;&lt;strong&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;d) &lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span style="FONT-WEIGHT: normal"&gt;Carta de un contador profesional &lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;con información sobre empleo o profesión, años de experiencia y salario recibido durante los últimos 2-3 años hasta el presente.&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="font-family:georgia;"&gt;&lt;span style="font-size:85%;"&gt;&lt;strong&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;e) Demostrar que se tiene un “f&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span style="FONT-WEIGHT: normal"&gt;ondo de reserva” &lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;en una institución bancaria norteamericana&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span lang="es-ES"&gt;, &lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;suficiente&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt; para cubrir los primeros &lt;span lang="es-ES"&gt;seis &lt;/span&gt;meses del pago de &lt;span lang="es-ES"&gt;la&lt;/span&gt; hipoteca &lt;span lang="es-ES"&gt;si fuese necesario.&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="font-family:georgia;"&gt;&lt;span style="font-size:85%;"&gt;&lt;strong&gt;&lt;span lang="es-ES"&gt;&lt;span style="FONT-WEIGHT: normal"&gt;f) Fondos disponibles para dar un inicial que pudiera oscilar entre un 30% y 40% del valor total de la propiedad que se piensa comprar;
